The Vacancy Solution shall use its best efforts to advertise1 and lease available space of the property at the highest dollar value a tenant is willing to pay and shall be responsible for all negotiations with prospective tenants
The Agent will represent the property owner in dealings with prospective tenants and will:
1. costs for specialty advertising may be charged.
- arrange for viewing of rental properties and accept application submission
- screen applicants by conducting a credit check, employment check or verification of income, and obtain a satisfactory reference from a prior landlord where available.
- collect deposits and obtain acceptance approval from property owner
- provide a comprehensive easy to understand lease (compliant with the Residential Tenancies Act) and undertake lease signing on behalf of the property owner
- require that the tenants provide proof of tenants’ property insurance on or before the first day of occupancy
- meet with tenants on move in day, provide keys and conduct and record a property move in condition report.
